If I represented Taylor Swift, she would never have paid those prices.


It is well documented that Ms. Swift bought three properties recently in Tribeca. Many people are saying how smart she is for investing in real estate. But is she making smart purchases? Is she overpaying? If so, by how much?

I do not think any of us are concerned with Ms. Swift’s financing, she is doing just fine. But in 2036, will there be a VH1 Behind the Music documentary discussing where Taylor Swift went wrong, and how she lost all her money. They may want to read this article and see the money she wasted overpaying on NYC real estate.

Property #1: 155 Franklin Street #2N

She paid: $9,750,000

Current Market Value at time of this article:

Property #2: 155 Franklin Street #PHN & PHS (combined)

She paid: $19,950,000

Current Market Value at time of this article:

Property #3: 153 Franklin Street

She paid: $18,000,000

According to my evaluations, Taylor Swift vastly overpaid for two of her three purchases. The buy at the 155 Franklin PH was not a bad buy at all. But when you look at the overall performance, it was not good and not something that I would let a buyer I’m representing do. Taylor paid $47,700,000 for only $39,950,000 worth of property.

Two quick takeaways for this incident:

  1. If you are selling a home, Call Taylor. She may just offer you 20% over asking.

  2. Be smart when buying. The townhouse was an off market deal, but it took a year to sell back in 2012. She paid asking for the penthouses which had been sitting on the market - she should have gotten a much better deal on that buy.

The $7,750,000 Taylor left on the table may never affect her, but it would hurt most buyers. You need to be smarter than that, be prepared, and understand the value before you sign a contract. If not there might be a Behind the Music episode on you (is VH1 still a thing?)
